Before you start searching
Set a firm monthly budget covering rent, utilities, internet and any agency fees
Decide on your maximum commute time to campus and mark it on a map
List your non-negotiables (furnished, washing machine, pets allowed, etc.)
Check whether your university offers guaranteed first-year housing and apply early
Research typical deposit amounts in the city so you can budget for upfront costs
Viewing the property
Test all taps, showers and toilets for water pressure and drainage
Check heating, radiators and any air conditioning units actually work
Inspect walls, ceilings and under sinks for damp, mould or water stains
Photograph every existing scratch, stain and mark before you move in
Ask about mobile signal and whether fibre broadband is available
Count power sockets and check they are in practical locations
Confirm rubbish collection days and recycling facilities
Reading the lease
Confirm the exact move-in and move-out dates and any notice period
Check what is and is not included in the rent (water, heating, parking)
Understand the deposit protection scheme and conditions for full return
Read the break-clause and early-exit penalty terms carefully
Check whether subletting or having guests long-term is permitted
Moving in
Complete a written inventory with the landlord and both sign it
Take meter readings for electricity and gas on your first day
Register your new address with the relevant local authority
Update your address at your university, bank and any government agencies
